They are really getting that! It's a supply and demand issue I am hearing. Thinking of just having my guys just down the hill help me out, it might be worth the drive to them to make a bit more per square foot then what I am being quoted by the locals in Truckee. I am definitely exploring my options outside of Truckee at this point. I am being told that the reason they charge that much is because the rich people building vacation homes out there will pay any amount and don't care about the immediate loss of equity and they have more business than they can handle. Not sure if its true but just the feedback I have received on other forums. Sounds like we should invest in construction companies up there! :) 

Hey! Looking for a builder that can build in the area for a reasonable amount. I am being told by architects and some high-end builders the cost per square foot is 1500-2000. I just can't understand why, when new builds in Martis Camp, some are listed around 4 million, for 4000 square feet. That means the builders would've lost money, so I feel like this number may be inflated. Can someone help me get some insight? I am wanting to go one of two ways in the area, build in the high end communities, hold and sell after two years, or build an airbnb in the unincorporated area (because of the annoying STR permitting requirements) and then sell that custom build after a couple years of operating, but only if the equity after the build makes sense. I am just flabbergasted by the build costs, when just down the hill just outside Truckee it's more a reasonable cost of 400 to 500 square feet. I know there are special exceptions in that area that require heated water pumps and heated roofs, but does that really quadruple the cost? Any feedback appreciated :) We may even have our local builders travel up there, if that's possible. This is our fist time building from the ground up so any and all tips, feedback, welcome :)

Looking to build in Truckee, what are current market construction costs? Architects and builders in the area are quoting 2000 per square foot, but I am seeing new construction builds in Martis camp selling for 4 million for 4000 square feet, just wondering why I am being quoted double what other builds are being sold for. They must have some moderate buffer in those builds to make them some sort of profit. Any explanation? Any contractors in that area that can build for around 600 per square foot? 

Hey @Ryan Sarka just following up with you on this, did you ever end up buying the motel? I’m also looking into a similar investment, Wondering how it went? Pulling together a last minute opportunity ourselves to get hotel In a really desirable location that’s been poorly managed. Trying to get financing has been difficult with poor performance. Any tips? Hope it worked out for you. It’s definitely overwhelming looking into an investment like this!
