Hi everyone! 

Just started working my first W-2 job out of college and looking to start investing ASAP. I've got some family connections to the Cleveland and Columbus area and am wondering if anyone knows if these are good markets to start off in? I'm looking to start off in areas with lower costs coming in, preferably under $100k single families but definitely under $200k.

Thanks for the advice Craig, this makes a lot of sense. I do fortunately have a few connections to a couple small towns across the US (southern OH, MN, etc.) so at least in those markets, I have a bit of an understanding on what areas to stay away from. But definitely a good idea to look at what is going on with crime and other areas. For the deal I have lined up, I'm going through an informal broker deal, but I'll definitely take into consideration these things when analyzing that deal as well.

Hi Rick, 

Great to hear this - I don't know much about the market at the moment so its good to hear about things like that. I'm thinking of doing section 8 housing for the one in St. Louis, but am also definitely looking into other deals all over. I've heard some good things about section 8 in St. Louis but not sure. Any other recommendations for other markets to start off in?

Hi everyone! My name is Elisha (pronounced like Elijah with an sh) and I recently graduated from UCLA with a degree in Molecular Biology. I’m currently taking a gap year (or a few potentially) before medical school and am looking to start investing as soon as I can! Currently looking to purchase a long-term rental and have heard of some of the low or no percent down options such as with creative financing. I’m committing 8 hours or so a week right now to learning about strategies and markets, and excited to network with others in the real estate business as well! I haven’t specified a market yet I want to invest in, but I have a deal lined up in the St. Louis area. Looking forward to meeting everyone!
