Welcome. I absolutely suggest that you get as involved as possible with Bigger Pockets, Facebook investment groups, REI meetings, etc. There are some great podcasts out there like Alex Deacon's which I listen to all the time. There is a lot of knowledge out there. Get as much as you can!

Hey Tolga,

Pittsburgh is a GREAT market for flips. Pretty solid numbers and some reliability with ARV as our market values don't seem to change too dramatically one way or another. You may not make as much per flip but your cost in should be a lot less then other metros and you can flip them quick and make a lot overall. Let me know if I can be of any help!

Mostly residential (4 units or under), but one or two had an llc and could only finance through their llc so they had to go commercial. I believe one of them used my commercial vendor, Riverforest. Justin is the president. If you want to message me or email me I can get you his contact info.

Your rent seems low and a good property manager should be able to raise the rent value to compensate the cost of having a property manager and also lower your risk of having bad tenants.

Overall, look at the entire deal and cost in to work your numbers. I think numbers look solid.

Hey Joe. I agree with what the guys say. Your big picture plan for investing is important. I do also suggest a team as well as it is important to have all of your ducks in a row to maximum your timelines for turnaround for rental, etc. A more generic answer would be, if you are looking for B/C neighborhood, Brookline, Brentwood, Brighton Heights, Bellevue, Avalon, Swissvale, etc. are some of the best neighborhoods. We have a constant wait list of renters we are working with and we probably have over 150 renters for those areas in the $800-$1400/month range.

I agree with the real estate investment groups. REIA groups are a good way to meet vendors, agents, and other investors. Did you have an area in mind? Depending on your big picture plans, you may want to start in a certain area and focus on their investor groups.

I've done a lot of deals in the last couple years where my clients are rolling in closing costs to the financing. As long as the numbers work for everyone it is win-win.
