That's a mixed bag and nobody can predict the answer. What I do know is college is extremely over priced and younger kids and catching on. With that said I think demand for student rentals will be strong because the student housing is even MORE expensive. I choose to never live on campus for that reason. 

The downtown area of Muncie is slowly getting developed and it's quite nice now. You'll find most of the older graduated adults moving there. The location is just right and students do make the trek over to the bars and restaurants. Ball State SHUTDOWN the nightlife on campus after I graduated. Really sad in my opinion.

If you're serious about REI in Muncie, I highly encourage you to drive the neighborhoods and see the streets. The shift from student rentals to city/family neighborhood is like night and day.

What are the neifhborhoods/ streets you would recommend to buy in? I am looking at places near the collage, for students, but also open to hear about other places. Tnx
