@Russell Gronsky I guess i'm having a hard time figuring out  what someone will pay for a property using comparable property. Or an average price  that an appraiser will value it at. I did just start exploring Trulia which seams to have given a little bit of in sight.

I working on ARV so I can get my BRRRR #'s on point.

Real deals for real people. 

All of my numbers are real deals that I found on the MLS.

I think of it like  trading paper stocks game.  Its now time to get in the game.

I'm starting to put together a amok portfolio so that I can give investors an idea of what I will be buying when I find financing.
