I have decided to look into a heloc, I'm a bit newer into realest state investing, I have completed a couple of fix%flips this year, I currently use hard money for the purchase with 10% down and I cover 100% of the rehab, with that said even just doing a couple of homes at a time, I find myself around 200k out of pocket, I think it would be a bit easier on myself and wife if we utilized a heloc vs just cash, my primary should appraise around 1.1m and my mortgage is 640k, I'm looking at pulling about 250k for a heloc, I don't want to refi the home and cash out as I only want to pay interest on funds as I use them ( I know I won't always be using the heloc cash) 

Any advice or even knowledge for people in a similar situation, and anyone have a referral for a Heloc?

It depends on what ind of rehabs you're looking at. A lot of investors just gets their contractors in there and get itemized bids especially if the contractor has good eyes. If you have specific concerns, for example foundations concerns, you can get specialized foundation inspector. Some people get full appraisals for sanity check. Ultimately it's a matter of preference and deal dependent, and inspections are not necessary if you're confident in the price you are getting

Does anyone else get inspections before they start demo? I recently did on a property and I'm not sure if it was worth it, if you get a inspection what do you get a 4 point a full inspection? If any of you local Florida people can recommend a inspector in manatee that would be great... I'm closing on another property on Friday and I'm trying to decide if it's a waste of money

New Member here, I live in palmetto, I'm looking to grow my business, I'm new to real estate investing but not new to home investing, I own c2cmobilehomes.com amd sell roughly 400 mobile homes a year but all on rented land, I'm in the middle of my 1st real property investment, hoping it goes good and I have many more in the future, if there are any wholesalers in the area of manatee Sarasota I'm looking and ready to buy rehab properties...
