Hi my name is Laurence Jones I'm a retired contractor in Macon ,Georgia. I've always been on the labor side of real estate now I look forward to learning how to work smart and reap greater financial rewards.

 Hello Laurence,

I also have always been involved in the labor side of real estate, but now my father and I are looking to start investing more into properties and focus less on the new construction side. Welcome to BP!

My name is Elijah Maestas, I am 21 years old currently serving in the United States Air Force, stationed at Scott AFB, IL. I am reaching out to find if any real estate companies may be interested in taking on an intern starting December of 2023 through the military DOD SkillBridge Program. This program enables military members to separate active service 6 months early to intern at a company of their choice for up to 180 days, while still being paid by the US Military.  While currently in Illinois, I would like to return to my homestate of New Mexico or near by. If the SkillBridge program is something your operation might like to participate in please let me know. I can also provide more in depth information on both the SkillBridge program and myself (references, etc). Thank you !

 Hey Elijah

I personally did skill bridge myself this past winter. My program was not with the real estate ,but I did make a video about the process and all the hoops your unit will make you jump through. As for your license, get that now. You can most definitely get it in a month or two online if you study, no reason to wait. Once paired up with a brokerage for your program you'll be ready to strike with your license already in hand. Another interesting component of this is real estate generally speaking is 1099 commission based, not W-2, so I'm curious how this will play in with skill bridge. Skill bridge mandates, as you already know, that you may not be compensated as an employee. However you wont be an employee, you'll be an independent contractor. Further more, many active duty personnel are part time agents. I would imagine this comes down to the discretion of your commanding officer, check with your HR to see what air force instruction on this would be. Stoked for you! Good things to come.

@Colin Higgins I would like to watch that video of the process, is this available on YouTube? As far as the 1099, you are correct I cannot expect payment therefore, I would work something out with the agent for the internship to be strictly experience based for the duration of Skillbridge, which is really what I am looking to get. I believe gaining the real world experience while still having a steady pay check from the military is a great opportunity that will benefit in the long run. I am currently going to start the process of getting my license with the guidance of some individuals from here on BP! Thank you for your response and looking forward to the video!

@Elijah Maestas If you know you want to do residential transactions as an agent, and you know you want to move back to New Mexico, then I would find a brokerage in whatever town you want to move to and skillbridge with them remotely, then transition to in person once you get your DD-214 and move back home!

This is exactly what the ideal plan is! I am currently trying to get in contact with an agent in Colorado Springs that works with transitioning service members both in-person and remotely.

I did the 6-month DoD Skillbridge program with a mortgage lender as I was transitioning out of the military.  It was a great program and opportunity.  While I'm sure the experience with each partner company is different, I'd be happy to talk with you about the pros and cons of the experience.

I never thought about interning with mortgage companies, that is definitely something to consider in order to get an understanding of the banking side. I would greatly appreciate your suggestions/advice on the program ! I will message you!

@Elijah Maestas What kind of real estate are you interested in? I know of two companies that have skillbridge interns - one is a commercial real estate company focusing on RV parks, and another does STR management.

I am looking to work with real estate agents, focusing on the residential side. I plan to work towards getting my license and selling, as well as buying and investing to create my own portfolio of rentals. However, I would consider interning with the STR management to gain that real world management experience.

That's an interesting idea for using that benefit. Do you know what the approval process will look like in terms of getting an industry partner on board as an eligible place to intern with?

The company looking to get approved will need to submit paperwork for approval, which the intern would obtain from the base office, which can take 2-3 months typically per the Skillbridge rep. However, once this process is completed that sponsoring company is now Skillbridge qualified and can continue to expect interns if they wish to continue to utilize the program.

Welcome to BP!

There are several real estate programs in the DOD SkillBridge program.

Go to the following page and search "real estate" to see what's available:

https://skillbridge.osd.mil/lo...

I'm active duty Air Force and will look for this opportunity next summer.

If you have any other questions, please hit me up.

I wish you all the best!

Thank you! Awesome to meet other AD on here. If you don't mind I would like to connect and talk about how to potentially start my license now while still on AD, learn what courses you suggest, etc.

A good buddy of mine starts his SkillBridge program 4/15 with a company here in FW! With you posting here on bigger pockets I have to assume that you are wanting to work with realtors or wholesalers potentially?

That is great to hear that others have found opportunities in real estate, as there are only a handful of companies offering internships with the Skillbridge program, that I've found. I am looking to work with realtors and obtain my license, really looking to get some real world experience before my separation from service.

Are you interested in getting your license and selling real estate?   Sounds like a neat program.

Yes! My goal for after the service is to obtain my license and sell, as well as create my own portfolio of rentals.
