Hello everyone, I've been doing a lot of research on Section 8. I am an active property wholesaler and have lots of experience in real estate trading. I'm ready to build a portfolio now, and would like to start with single family section 8 rentals. My niche target is buying 60-90k houses in midwest and midsouth USA. These properties are great but the problem is, I don't know how to fund these transactions without using seller financing, subject to and/or raising private money. Does anyone know where I can just get a loan to leverage and buy theses properties to rent to section 8?

Happy to connect Rich, thanks for your reply. Can you recommend a HML specifically that could fund that?
Also, I didn't know I could use 1 lender to finance multiple houses at once. How would those logistics work - wouldn't I need multiple purchase contracts, loans title policies once the transaction is complete?

If you're buying on the MLS there are lenders that are able to do conventional loans as low as $50k right now, even with rates as high as they are.

It really depends on your strategy though.


Can you recommend a conventional lender that will fund that low of a purchase price? I get 90% of my deals off market. Every lender I've contacted so far has requested me to go get a personal loan. I don't really like that option. Do you have any idea why deals are tougher to fund being that they're off market?

My strategy is to buy 1 at a time. I've never bought multiple homes at once before, so I don't really know how to pull that off.
