Great question and I'm in a similar boat. Does anyone have a cost segregation template they can provide or a prior study for reference?

@Sam Katz I was using Crieve Hall as an example of a more established neighborhood that's been flipped. You likely won't find anything under 300k in Crieve Hall, but it would be sweet if you did.

I like southeast metro areas bordering or near solid neighborhoods(Crieve Hall). I like Woodbine, Gencliff, Valley View Meadows, etc and I own a rental in Valley View Terrace where there are new builds going up. Some of these areas have a long way to go, but numbers are good on most properties and people need affordable housing so demand should be strong. You may have to wait 10 years to double your investment, but worth the wait from my perspective. Wish you the best with your search!

Just as a point of clarification this is not rezoning per-say as the zoning stays the same. Instead it's changing the land use description which is currently SF, but was Duplex 20 years ago. Does that change the difficulty of getting it approved?

I'm new to the Nashville area and am looking to buy a multi-family property in Davidson County. How difficult is it to get permitted for a multi-family when the property is zoned RS40 land use description "single family"? I'm looking specifically in the southwest neighborhoods (37209, 37205, 37215, 37204, 37220, 37212)? 

In this particular case there are other multi-family houses on the block with the same RS40 zoning, but the land use description is "duplex".

@Eric Fitzgerald Good question, you are wise beyond your years to ask it. Our family uses a zero based budget using Mint. The Dave Ramsey baby steps have been a huge help to our family. It’s not sexy and takes time, but it works. I tried my own method in my 20’s and failed miserably so I gave up on my method in my early 30’s.
