I have the same question. Who is supposed to take title in a joint venture? Should both parties be on the title or only one? Any insight would be helpful. Thanks!

Ralph R. Riley Hinshaw Hi Ralph- I think we are on the same page. I meant to be upfront with him before going into contract. If he can actually find someone else good for him. If not, (which is probably the case) tell him that this is your offer and he probably won't care too much if you're actually flipping it to another buyer as long as he is getting a decent deal and you are honest, you are helping him out and won't usually mind. Also, I was not referring to brokering a buyer for him; rather that you have buyers that you sell the contract to after you have it secured. Thanks.

@Ralph R. You get it under contract and then assign the contract to a new buyer for a fee. Just make sure the original contract is "assignable".

it is perfectly possible to be open with the seller and let them know that you have contacts which will allow you to sell the home for him. The seller doesn't need to know your exact profit yet at the same time you can be open that you flip the contract. Let them know that if they want to find a buyer who will buy it for more that is perfectly fine but you are here and ready to sign the contract. They will usually be fine with that.

Hi- does anyone know of a site or method to pull results from sites like Zillow, Trulia and Realtor simultaneously? They all seem to have different info so instead of looking up an address on all three sites separately I'm wondering if there is a site that pulls in all data in one place. Any other tips in this general area of data mining is appreciated. Tia!

A one page addendum is pretty standard and sufficient. I don't know of anyone who reissues a full new lease. It's accepted in court as a binding lease document in my own experience. Good luck.
