@Geordy Rostad thanks for the advise, and yes that's what I'm thinking that a lot of people is going to get mad, and lose money but is hard to decide cause went over 15k to repair it and with the money I expected to invest in the repair the number was pretty ok, the thing is that yes it need the roof cause is leaking, I was expecting patched it only but if we patched it in a year is going to need the whole roof and I have to decide today 😟

Is it bad to back up a day before closing??

I was expecting on the rehab some amount of money but a lot of things come out so the budget went up and up the most expensive is the roof, I'm sad to back up cause it was going to be my first rental, so the number no longer work, should back up or continue? Does this make me looks bad with the bank?? Does an other bank or the same bank going to want to work with me again??

Any advise ??

@Jason D. So what's the best way to evaluate?? I know that I have to go for the cashflow so I trying to don't go wrong cause is the first deal and I don't want to lose money, and I know that the first deal is the more difficult

I went last week I just arrive to LA last night I went to see a lot of houses and I saw some good deals but they go fast an as a beginner I need some help like yours, I'm with an agent but I think she dont work with investor , I feel she works more with regular clients and is not really aggressive on the deals, I left an offer and if it doesn't work I'll reach you
