 My experience is you get what you pay for. I had multiple FIVRR folks do work but a lot of them will create back links on sites with high toxicity scores so it actually ends up hurting you. You’re better off to pay 3-5$ an hour for a virtual assistant doing SEO Fulltime for a month or so.

    I think you're debating semantics. In general, I would agree with Greg's comment. I don't really like that ROI as high yield savings accounts almost pay 5% these days, surely you could do better than 6.75%

    Dakota, Chris already said it but no lender is going to finance you at 100%. THe best I have seen is up to 89.99% LTV on a second meaning you'd still need to come in with 30K+ closing costs.

     the more competitive rates are  6.9% for 20% down owner occupied, 780 credit score. 7.45 and 1 point for a duplex seems pretty solid. If you think you can do better, shop your rate.

    I think we are talking past each other. My point was You won’t find non-leasehold properties in Kailua for 133-150k. Period. Whatever you’re seeing for that price are Leasehold properties, not fee simple. 

    Oh, I get what you’re saying now. If I pass for it with all cash, then it’s fee simple absolute. 

    No, that's not what I mean. I'd encourage you to research leasehold properties. Bottomline you're buying the house/condo, but don't own the land. It doesn't matter if you pay all cash or get financing, a leasehold property is a leasehold property. You will have to pay the lease fee monthly as well as the mortgage, any taxes &insurance, as well as HOA/condo dues.
