also, can you give an idea of what you said in the letter? Curious as to how you approached the question on if they would want to sell or not.  This is all new to me so I would not want to come across rude 

yes Jeff!! This is EXACTLY what I’m trying to do. Thanks for posting. It just gave me the extra motivation to keep pressing forward.  My buddy gave me the idea about a month ago about mailing for potential deals not on the market, this post just solidified it!  I’m curious what area you did this in?  Thanks for posting, great story. I will have one similar soon enough!
