Does anyone have any experience with using a pipe heating cable for a sewer line?


I am running a new sewer line to 520 sq ft detached garage that I am converting into a rental space.

I'm concerned about:

1. What if a tenant potentially being able to unplugs the heating cable.

2. What if the power goes out?

3.  What if the outlet fails?

4. How will I know if the cable is functioning or stops functioning?

5. It will be more expensive than just running pipe lower in the ground.

Dug about 2 feet down at the start of the trench for the sewer line and would have to dig another 2 feet down.

Hi, @Jason Bott, I was just reading one of your posts! Feels surreal to have this conversation right now.

It is in a commercial area of Waterbury, CT and is registered as having a commercial component. We are not currently interested in using the commercial aspect but may seek to rent it out later.

Otherwise, it is a three units. Two units above the store front with detached unit above the garage.

Rent ready.

My insurance quotes have been huge on my second property (purely rental, first is owner occupied rental).   Any idea how I can shop for a landlord policy while keeping quotes low?  I'm flabbergasted at the idea of having to pay a $5k a year on insurance!

I have purchased a three family rental less than a month ago. It was undervalued with little work needed (needs roofing, heating, and cosmetics).

I want to BRRRR the property but need your help on two fronts:

The house needs a new paint job on the outside: should it be painted or should it get siding?

In the bathrooms and kitchen should I go with laminate floors or tiled flooring?

A friend in the business said to spend as little money as possible on the rehab (told me to go with a paint job and laminate floors). This friend has not BRRRR'd a property.

I’m wondering if BRRRRing would allow me to spend more money (tiling and siding) on these rehab expenses because I will be able to get more value towards my loan that I can put towards my next property!

Hey y'all,

What insurance would you recommend for a newly purchased three family property where it will be rented out (not owner occupied).  It's my first property so I don't have insurance anywhere else. There will be professionals working on the property's rehab soon.
