@Brett Goldsmith, I do not qualify for mom and pop as I already have other units in Los Angeles.

I still think the mom and pop relocation assistance is high since it 15k because they are considered low income tenants.

@Manolo D. I have read all the rules within the RSO, but still seems unfair.

Thats why I am looking for a creative alternative.

The only thing that seems in my favor is no lease and tenants brought in pets with no notice

@Jerry Murphy I thought lawyers were provided by the city for low income tenants?

Im pretty sure they would be willing because relocating will easily double their rent in the neighboorhood.

Thanks Greg,

Unfortunately it is not as  easy as terminating the lease. Los Angeles has great restrictions especially with our housing crisis.

Tenants feel they are entitled to relocation assistance , but I will try the Cash for keys method.

Hello All,

I have a tenant in my duplex who has been living there for 10+ years. I want to evict the family to owner Occupy . For my eldest Son.

The thing is this eviction will cost around $20K, since it is considered a no fault eviction. The tenants are paying way below market so I rather have my son live here.

To be clear the 20k will be for "relocation assistance"  paid to an escrow account for the tenants access.

The tenant has no lease, and brought two dogs to the property without my permission.

Is there an alternative to this?

LA rent control is heavily favored for tenants leaving us landlords in a tough spot

Any advice is appreaciated
