I'm looking at this multi family rental and it's being priced for $90,000. I really want to get my first property already but don't want to rush into it. Obviously i know I shouldn't check the property out first but after doing that and I'm convinced I want it, what should i do next to know I'm getting a good deal? I currently have a loan from a bank for my personal house. Any input would be greatly appreciated.

I'm interested in investing in rentals and flipping houses but I first wanted to do my homework on the subject. When looking at foreclosures how do you figure out what kind of a profit you can get on the house your buying? By looking at what other houses are worth in the neighborhood? And how can you tell that you'll be able to sell that house in that current market? Any feedback would be appreciated. Thanks
