Well I can relate a bit with my situation. I have always been the one who has been crazy about real estate for years and even though my wife shows interest, she has a full time job and her own career. So, helping with the nuts and bolts of what goes on behind the scenes of the real estate business is not something she is excited about doing.. I used to be like "Hey honey you want to come over and help me paint and then clean this house to get it ready for a showing? " she's like yeah right we got our own house to clean and take care of much less somebody else's future house why don't you just pay one of your people to do it...Over the years I realized I can't make her want to be as interested in real estate as I am, but I also realized I had to still try to include her in some of my real estate decisions or It could cause issues. Fast forward to now we spend some evenings checking out properties for fun and she helps with picking colors for our flips and granite.. that's about it. I am cool with minor involvement because it allows me freedom to do what I want for the most part.

A student loan account that has 10 different loans showing separately on my report that I got a 60day about 4 or 5 years ago that makes it look like I got a 60d on that many accounts..As well as a old child support case that shows up twice now because it was converted to a court ordered case instead of the agency..of course I am current with a good year history but the old case still shows up and no matter what we do it wont come off.. A business loan that was from one of my companies shows up on my credit and when the business had a hard time paying the rediculous rate after only 1 month it automatically shows as a chargeoff on my credit..even though we modified the payment and eventually paid the whole loan off. Now I have a proof of full payment and It shows as a chargeoff..By the Way Cashcall is a company that you never want to get a business loan from..

I have tried out so many credit repair companies over the years and there is always a new one promising to get you to 7-800 scores in months.. I would like to get some true tested ideas or companies that can really aggressively fix scores remove stuff etc. The monthly service that just sends letters automatically every month hasn't done much for me in general.. Any really good suggestions? I know the basics of credit repair so I don't need a lesson just real life experiences with real results.. Thanks in advance..

Thanks Guys for the feedback..I like to dream and its good to get brought back to reality, however I known lending one has been offerring 8.99% interest on fix and flip loans so under 10% is out there for investors.. My deals are pretty fat on the profit side so I dont mind 12% which I have paid to lendinghome for a project last year...but I always strive to find better and better opportunities to increase margins..

In my search for Private Investors for my rehabs, I have came across so many fakes, I lost money back when I first started and I even met the guy face to face! Of course I learned never pay up front fees. Moving ahead to the present, I have had random calls and emails after I put some of my projects out there telling me they want to lend. What is the best way to Vet a private lender who says they are lending with their own money or with partners?? I want to be cordial and not seem suspicious but when I am paying 13% and somebody calls me and says they will lend at 6% only I am a bit boggled.. Obviously that is way more than what the bank would pay if its just sitting in an account.. but......

Yep @Dan Vleck you hit it on the head. First of all,not all realtors are cut from the same cloth and If your realtor doesn't have the relationships with the banks then they are just another fish in that big pond. I have learned that how you write the offer makes all the difference, and its all about timing. I agree with going to the listing agent as well but I happened to find a good one that knows whats going on and knows where I need to be to get the offer accepted and no other realtor that I have met has been able to pull off some of the deals I got.. No inspection contingency is risky but it supersedes others especially paired with a true cash offer with 10 day close or even less. If you are putting offers in with 30day close terms they will get dropped too. It sucks because of the exposure you have but it just means you have to do your do dilligence and be 100% confident on that offer.
