This is where I keep most of my professional contacts. 29 Years of hard work, Fortune 100 employers, references, solid education and global networking summed up in a single profile. 

FYI - Brad is one of SF's finest 1st responders with a wife and life full of integrity; and investing is what brought our minds together.  We have 3 active deals along with investors who know us, believe in us, and trust us. 

Since becoming aware of this post last week, I have sent you multiple private messages though you seem to trivialize your posting rather than seeing the damage it has caused.  I have been fighting this scammer for almost a 12 months, submitted 4 FBI reports via IC3.gov, 2 reports to FTC, multiple reports to local law enforcement here in NorCal, as well as reports to LinkedIn, ConnectedInvestors, MyHouseDeals.com... and I thought it was over when their site was taken down.  I even physically moved to safeguard my family and home.  You still think this is trivial?  

If one of my partners had not seen your post last week, I would still not know about your post which was active in 4 months ago. 

Call me. You have my phone number. Use it.  Then you can retract your post and admit you were duped.  In the end, I will still have the burden of knowing there still may be others who were duped by this fraudster/scammer.

I am sorry for your experience with this fraud, but you have never spoken with me, nor have I ever offered anyone a real estate loan and my LLC has no other members. My name, likeness, website, and email were spoofed and you were a victim as much as me.

Before slandering me in a public forum, do yourself and BP a favor and perform real due diligence.

My domain is unique. My LLC is "Active" and registered in CA, my phone # is in CA, and I speak perfectly good English - no accent. Plus, I am not difficult to find as I have a full profile on LinkedIn; my phone # is on my website; and if you bothered to contact me on either site or even BP, you would have reached me directly. Send me a private message and I would be happy to verify I am not the person with whom you have communicated.

If I am acquiring a fixer upper with hard money 1st at 75% and covering the 25% + closing costs + insurance with private money, is there seasoning with this type of "cash" at closing?

Jhaysin... your question hit the nail on the head for me. I played around with the calculator though never found a number good enough to make this a good deal.

@Kevin Martin.  I ran the calc for my 1st time and wondering where I could have gone wrong. Broker is telling me 7.5 cap, and I thought I was being conservative.  Never dice rolling. just wondering where I could make adjustments to submit an offer that makes sense.

HI.

This is only my 2nd post though I plan to be on here regularly from this point forward. I am based in the San Francisco Bay Area, and I am a full time investor raising private equity and private capital to fund real estate investments in Single-family and Small Multi Family properties, as well as Commercial Multi-Family apartment communities. Finding the deals is not always easy though I have assembled a solid team of business partners using my solid networking and communications background, and I have generated an exclusive inventory of off-market opportunities nationwide. In my short investing career, I have built teams in markets nationwide and have acquired properties in multiples cities across Florida and North Carolina, an SFR in Kansas City, another in Milwaukee, and a few throughout Northern and Southern California. My business has also included strategies across Buy/Rehab/Sell, BRRRR, Buy/Hold for SFR, Small MF and buildable lots.

I know there is much to learn though I kicked the corporate world to the curb in 2016, and I never look back!!!

guys - I can't speak for the ads or websites that don't do what you expect, but unless you have spoken with Gary to understand his business, ease up on the character/business assassination. He is a quality guy with sound business and personal ethics. Gary runs a successful business, is well respected in the circles in which we all overlap, and he has mentored many successful students. 

If you're not making $10k a month and he can help you get to that point, take action and meet with him.
