I have read articles that say you can file your real estate investment as a business, but two CPAs I have spoken with say no. Does anyone here file as a business? 

I have one long term rental. I have spent many many hours preparing, listing and renting it.  It certainly would make sense to file as a business but I do not want to do the wrong thing.

I'm having a hard time finding lenders to do a HELOC on a non owner occupied home in MI. Does anyone have any recommendations?

What would you say is that general yield with a driving for dollars campaign? Meaning, how many deals do you get per number of mailings.
