Good morning everyone.
I was learning about the things that I think are important to know about real estate investing and I have the big picture of how to start investing.
Now in every place\guide I never see information on how to find a good neighborhood to invest in.
My question for you is.... if I look at some areas in Chicago, how can I be sure that I am finding a good neighborhood with the lowest crime and good schools, no flooding, etc.

what criteria are you looking for to find a neighborhood to purchase a property?

Thank you.

Hey everybody,

My name is Alon and I am very interested in investing in real estate.

I was reading some things in the past month to understand the most essential things in real estate investing(STR, LTR).

as much as I am reading, I still don't understand some things that people are doing to start looking for houses....those things are:

1. how do you first filter the properties you know for sure that it's not going to work out with the investing(by size, bed\bath rooms, the condition of the house etc)?

2. how do you know exactly to which place\area\city is good to buy a property for investment? how do you know whether there is a population growth\ crime rate that is good or bad for investing there? is there any specific website you use to scale all of those things?

3. what are the steps of looking for a first property? do I first look for a property to buy and just after I am buying this property I am looking for a handyman or any of the other professionals I need to rehab this property? or it's the opposite way?

I would like to hear some stories of people of how they did their first investment....from the beginning to the end.

I am sure there is a pattern that people use to do their portfolio but I have no idea what and how it goes.

Thank you in advance and I hope someone can help me understand those things.
