I own two STRs, one in Seattle and one in Hollywood beach but I have been reading about Airbnb arbitrage recently and I was wondering whoever is doing it, what kind of legal setup are you using and what are you doing to convince landlords of your plans?

I am looking into buying an investment property in sunny isle beach, FL. It looks like there are a lot of restrictions on SRT and the only available options are condo hotels and some few buildings that has no rental restrictions. While doing some research on condo hotels, I looked at the recent sales from all condo hotels in sunny isle beach listed in the link below. I see the same story of no minimal appreciation or even depreciation in value over the last 10 years in almost all of them. Why is that? What am I missing?

I will be traveling overseas for about 4 to 6 months and I wanted to list my 4B3B home as a VR. I am looking for a hassle free property management that will take care of everything while I am gone. I checkout out some posts talking about vacasa and evolve. Looks like vacasa is pretty expensive at 30% fee and evolve is 10% but you need your own crew on the ground.

I was wondering if anyone here is using these or other local alternatives in the Seattle area. What are the fees? Do they handle cleaning, restocking and maintenance? what was your general experience?

The book on flipping houses is one of the few books that actually tells you the details of HOW to do it not like the many other books I have read that motivate you to the roof but leaves you stuck not knowing what to do next!

@Ben Lukes It turned out that it is not the foundation that I need to worry about. there are other things that I might try to negotiate the price down for. However it is a Fannie Mae home, so I do not know if that is gonna work with them but I might try depending on the quotes from the GCs I am bringing.

My first offer got accepted and I have found a couple of foundation issues in the home. All vertical cracks, no horizontal ones though. My offer is contingent on inspection so I should be safe. I am looking for a reliable quality general contractor in the Tacoma area who has background in foundation issues. I need fixed quotes to decide whether I can still make my desired profit from this flip or walk away.

This is urgent, the 10 days inspection period count down started yesterday, so I would truly appreciate your help.

@Curt Smith I had an LLC before, so I know about the necessity of having a credible operating agreement and what needs to be done so as not to pierce the corporate veil.

@Nghi Le I totally agree with you, there is no need to over complicate especially in the beginning. Seeking legal advice should be okay though to know my options. I made sure my friends who are going in know the risks and the consequences of this venture. I am also going in with my own money. I am a hustler and I like to solve problems, so I think I will like flipping. I also have a professional investor friend/advisor that is helping confirming I am taking the right decisions.
