@Benson Juarez thanks for the great input! My initial plan was to do exactly that, my work as a chef is variable so I have some down time this month to focus on learning more about real estate. My wife also works a steady W2 job so there is a bit of a safety net there as well. Thanks again for the helpful insight any other pointers are always welcome.

Brad Sand thanks for the response! It is a manufactured home with a second unit totaling approx. 1600 sqft. It is located in Westlake village in a mobile home park backing a creek. Whole property is located on a 7,862 sqft double-wide lot. Second unit can easily be turned into a studio rental which is what we were thinking to do and rent each unit out separately.

Thank @Seth Thompson. Thats what my initial thought was, however this one I have on the market currently is not selling so I am thinking to convert it to a rental.. Thoughts?

Good morning BP community,

I recently got my real estate license per my dad's advice (who has been an agent for the past 25+ years) and I really want to get my foot in the investing door. He has suggested to me to go into sales full time in order to build capital to invest with. My wife and I are currently renting in Sherman Oaks and have some money saved up (not a lot) to invest. She has a steady W-2 job and I am currently working a part-time W-2 as well as independent. My plan/hope is to be able to purchase (and occupy) a multi-family complex in the Encino/Sherman Oaks area by the time our lease is up in May 2018. I also own a single family prefab unit which is currently on the market. Any suggestions/ideas for my next move would be much appreciated!
