@Drew C Grossman and @Minna Reid both know the area very good.  The only A/B neighborhood that might cash flow within a 90 minute drive of Jax will be more in the middle of the state where I would talk with Drew more or south into Flagler and Volusia Counties, such as Palm Coast and Ormond Beach/Daytona area where I could help you.
