Avree, I would love to connect! I would not consider myself a pro investor, but doing the best I can on the side with a family and career. Right now we own two rentals in AL and are open to investing here in Tucson as well. I'm sure we will at least turn our home here into a rental in the future. I'll shoot you a direct message as well. Investment Info:

Single-family residence buy & hold investment.

Purchase price: $240,000
Cash invested: $60,000

We placed 48K down (20%) and lived in the home for 2 years. While there, we painted inside and outside, replaced lighting, carpets, faucets, etc. We have held on to it and are making double the mortgage at this point. We are working with a property manager (The Irvine Group) and would recommend them to any investor.

What made you interested in investing in this type of deal?

I wanted to live in a 4 bedroom house that needed a lot of superficial work. This 4 bedroom had two living rooms and an additional office, plenty of room for family to visit during the holidays.

How did you find this deal and how did you negotiate it?

I actually did not negotiate it as it fell out of contract. The price was a "good enough" deal at the time, especially since we were going to have it as a primary home while stationed at Maxwell.

How did you finance this deal?

Through an investor friendly real-estate agent.

How did you add value to the deal?

While there, we painted inside and outside, replaced lighting, carpets, faucets, etc.

What was the outcome?

We are currently renting it out with no problems. The tenants have requested the lease to be extended for a total of 3 years.

Lessons learned? Challenges?

We had the AC go out just a few months ago, so we had it fixed. While we were there, we had the AC professionally checked, but for whatever reason, it gave us problems as soon as we left!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I would recommend the Irvine Group ANY DAY!

Single-family residence buy & hold investment in Prattville.

Purchase price: $126,000
Cash invested: $45,000

3b/2b Single Family Home. 1500 sqft. No Garage.

What made you interested in investing in this type of deal?

It was a home we were going to live in, but we didn't move when we planned, so we opened it up for rent with a property management company and got some good renters that are still in the property.

How did you find this deal and how did you negotiate it?

It was listed on the MLS for 136K and we asked for a lower number- It was accepted. I just thought I was going to get a lot of "no" and assumed that they would say "no." Instead I received a yes!

How did you finance this deal?

We had some cash saved up for a down payment.

How did you add value to the deal?

We painted the property inside and outside, replaced all the carpets, added new countertops and replaced the faucets.

What was the outcome?

Great tenants!

Lessons learned? Challenges?

Other properties were renting for more, and I should have insisted we list it for more- but we followed what the property manager suggested... I think next time I will stick to my own research and maybe reach out to a different property manager who would have taken better pictures of the property. They just took old cell photos that were a bit bad... Another lesson learned! Take great pictures!
