Looks like I still have so much to learn @AG Gupt thanks for the tips. It kind of saddens me to hear about the overpopulation of the market below $150k as this is how I valued my current property, with comparable properties from my sub-division. I guess there's more research to be done. Hopefully by the time I attempt to refinance to pull out equity from this property the data will be a little more accurate. Again sir thanks for the tips. Also If you are in need of marketing/web design services as well as anyone in the Houston are please let me know.

Please let me know if you are in need of any marketing/web design efforts in the future as i am looking to build local relationships here on BP. Thanks @Mehran K. . This path is a slow one but i am 100% dedicated to seeing it through to the end. Hopefully my next property will be one i don't have to live in first. If that is the case it is fine by me as slow motion is better than no motion.

Hello all,

My name is Eston "EJ" Johnson and I am a Creative Director/Web Designer/Web Developer living in the Houston Spring area. Real Estate investing caught my eye at about the beginning of 2011 as I was looking for more sources of income. I began educating myself with books and eventually joined Lifestyles here in Houston and began my push to start to invest in real estate.

I began to rebuild my credit and save in order to purchase and rehab my first rental property. Slow to reach my goal of 20k saved I stopped at 10k and purchased a hud home for myself at 70k with comparable properties ranging from 90k to 120k with an FHA loan and 3.5% down. I plan on staying here for the required year, move and rent out the property. Then repeat the process.

My goal is to find, rehab and rent 3 more properties in the Spring/Houston area before the end of 2014.

So that's me and my experience in a shell of some sort. I am glad to be among like minded individuals. This website is truly inspiring.
