@Edward B. is right. His advice is also what @Brandon Turner recommends in his book on managing rental properties. Great book btw- terrific reference for every step of the processing. 

JMO- they couldn’t possibly put a clause in for everything that isn’t covered. It’s a much shorter list to identify what IS covered. If it’s not on the list- it’s not covered.
