If selling a property for $72,900 (St.Louis), what should I expect the buyer/seller commission fees to be?

My realtor is asking for $3000 flat fee + additional listing broker compensation  of $400.

What would you pay total for buyer/seller? I was thinking 5.5%, but realize the property is at a low price point.

Post: Dryer - Surge Protector?

My tenant had an issue with the 1-year old dryer working. The appliance repair man who just went out said to get a power surge protector for washer/dryer and they had a lot of issues with recent fires and power surge. I looked it up and read that’s an electrical fire hazard. Does anyone know about this? I see on amazon that they sell for $10 for appliance ones, but I'm not sure if that's right. He had to reset the main breaker that turned off dryer, so it was a quick fix, but said it could prevent messing up appliance and having to pay more.

For those that had SFRs and sold to buy a multi-family, when did you feel it was the right time to scale? I’ve considered selling a property later this year that has $240k in equity to buy a quadplex using a 1031 exchange. I'm looking for advice from those that have done something similar and if you'd recommend pursuing this. Thank you!

Property: SFR in Ontario, California
Rent $3200
Mortgage Payment (2.875% rate) - $2661.06 + $185 HOA = $2846

Mortgage Balance - $456k

Estimated Value - $700k
(3 bed/2 bath)

I've been brainstorming about my plans for the future and if I should sell rental property #1 to invest more out of state. My current portfolio is below. I will be moving into an ADU at my parents by summer, so I plan to save a lot for the next 2 years.
A lil background…I will be retiring in 4 yrs from my job with about a $3k/month pension. I’lll be 42 at that time, so I’m planning to work remotely, but just trying to set myself up for success. Please share any advice, thank you! 😊
