Thanks a lot @Chris Mason. I think this is my first post, but you definitely deserve some kudos for this! What are your thoughts about the 5 year "primary residence" requirements. Are there any back doors in the event I want to airbnb or rent out the unit?

We have a lot of similar goals.

I'm looking to get into my first brrrr deal as a primary residence for the bay area, but concurrently looking for cash flow streams as I am priced out. If I can find a solid place with great potential for airbnb- this would be SUPER ideal. 

I too have been looking at cleveland- mainly turnkeys from the market place. I am more looking at 100-150 properties as there are too many pros suggesting that sub 100 houses are not worth the headache when you are not local and handling them yourself.

My company has an office in fresno and I spent a good 3-4 months there last year. Really wish I found BP a long time ago. I can concur that Clovis is a super nice area with a growing downtown, University area has great restaurants, and North Fresno has some really nice areas. HOWEVER my relatives bought here in the crash and man did they lose. So just be cautious. No one has a crystal ball, and no one wants to lose. I am stuck between thinking we are due for a correction (minor or major) or we are going to appreciate as minimum wage and jobs are steady in CA.

For those just jumping in at then end, the first few pages are such grabbers. Super useful rehab info for newbs from pros.. Seriously. @Tyler Jahnke should be receiving a check any day now and should be updating us. I would really love for him to follow up on @Cameron Davis question regarding total rehab and all in cash amount. I have other questions but I'll leave it at that hoping you have the chance to answer!
