Bigger Pockets community, how's it going.... I'm thinking about what moves to make in the near future and thought I'd ask for thoughts from anyone who's traveled my path before. I'm active duty AF, stationed in AZ until I retire in Nov. I'll be moving to the N. TX area where my parents and sisters live. So- my question is this... I've always wanted to get into commercial real estate, particularly strip malls. I think those would be pretty lucrative, but I'm no expert and just speculating about that. I've saved up a nice amount and have zero debt with a retirement and decent paying job waiting for me after I retire from the AF. I'll need a place to live when I get to TX, so I was thinking about getting into a 4-plex and hopefully living for free at the least, if not making positive cash flow. So, going back to my question, I've only been thinking about 4-plex's because I can use my VA loan since a 4-plex is considered residential. But, I guess I'm asking, should I continue on this route or should I consider something larger and go conventional? I'm restricting myself to the 4-plex idea because of financing. But I've read a lot of posts saying not to shy away from larger properties just because of financing. I have a good credit history, a little money saved up, a retirement and 2nd pay check coming in, and no debt. So- any thoughts??

Would like to find a 4plex to live rent free while I transition from Air Force to civilian life. I'm currently in Tucson AZ, but will be moving to N. TX area after retirement. This would be my first real estate investment. So I'd like to connect with someone in the N. TX area who's involved in the multi unit nitch who can show me the ropes. 

Also, any developers out there that would like to talk. I have a little over 2 acres in the Albuquerque area that are bought and paid for. Maybe we can make a deal to build and share the profit? Or has anyone went through the process to change residential to commercial??

Sounds good. I'll be here in Tucson AZ until Nov when I retire. But I'd be interested in seeing some posted properties. 

My intention: 

Looking to buy into something that'll pay for itself with the other 3 rents while I live in the 4th. But when I decide to move out I'm hoping that property will provide some cash flow after all expenses.

Hi, I'm looking to find a 4plex I can buy with my VA and live in while renting out the other three. I'm looking in the Dallas, Lewisville, Frisco areas. I'd like to get in contact with a mentor who knows the areas and can help me find a good investment.

Hi everyone! I'm getting ready to retire from the Air Force in Feb of 2017. Currently I live in Tucson, AZ. But after retiring I plan to move to the North Dallas and Northern area of Texas. I'd like to utilize my VA loan to purchase a 4-Plex. I was wondering what sites on the internet are best to find these type of properties? I've been looking on Trulia and Zillow, but there doesn't seem to be very many on those sites. So- I thought there might be some hidden secret site any of you know about? lol.... Hope to hear of some good leads!

Anyone out there with advice, know-how on what I can do with my raw land to make money off it? It's about 3 acres. I haven't done anything with it so far, but it's paid off and just sitting there until I come up with an idea for it or sell it, etc.... It's not zoned for commercial, so anyone in the Bernalillo County area  have any ideas? What can I do with this bought and paid for land...... If there's a will, there's a way.... Right?!
