Hello everyone, 

Sales history of many properties on Broward County Appraiser's website is $100. Why  ? Does it mean the property bought from auction (foreclosure) ?

Ft Lauderdale is an amazing place to live but i think a bit expensive now to invest. I ve been looking multifamily in the area and most of the things around 5% cap

Hello fellow LA investors,

I am in search of new cities where there is a future for appreciation and green light for investment. Many cities who grow fast already have insane bidding wars and low returns so i decided to post a thread and ask you. Recently i ve been doing a research and found out that $43 billion in capital investment projects under construction in SW Louisiana and $74 billion in projects announced or pending for final approval.

What do you guys think of the future of the real estate market in Lake Charles ? 

Do you guys expect huge jobs growth ?

Mega project like Sasol is under construction do you guys slowly feeling the momentum with the real estate ?

Hello experienced JAX investors, i am currently looking at a multifamily apartment in Avondale. What would be the optimal cap rate for current market in that area ? I live in South Florida and from the research i made it is a nice stable area. Would be great to know what do you guys think for that area to invest ?

Once you have the first one or two your belt, then you can start to reevaluate your numbers. 

I am just now in the process of purchasing my first 6 plex, and the great thing is in a few months I can start to really understand for the future what goes into owning a property like this. Which will only help me when I start to purchase the bigger complex's. 

Its all experience, but until then, do not let anyone tell you the numbers they want you to have. Hope this helps!
