So I’ve been trying to help my dad buy a new property to live in, and he’s found this house that he really likes, the house has been for sale for 29 days, the real estate agent that he’s working with, has sent the documents to make an offer. On Zillow and realtor, the house is being sold for 769,000 but the realtors want to offer 790,000, I feel that since the house has been on sale for a while, sellers might be more willing to come to a compromise and go a bit lower than 769,000, and advice is appreciated

Hello BP Community, 

I'm having a bit of a dilemma, I currently work with my dad but have been paid in cash, so I haven't filed any taxes within the past year, since July of 2020 which is when I started working more consistently. I haven't worked consistently since I still go to college, but have gained some capital. Now as I'm learning and preparing to buy my first property, I've come to realize that I need to file taxes in order to have this presented to loaners such as conventional banks. I do understand that I could get a private lender but I would like to have other options, I'm not sure if I should be filing for a 1099 with the amount of Money I've made which is about 10k. Should I try to get a job that gives a W-2 instead? Since it would technically be easier to show banks? How important are taxes when buying your first property? I'm 20 and working with my dad in painting houses is all I've done, I enjoy working with him on his business, in the process of getting his contractors license, and advice is really helpful! I am in need of a loan, how do I reach out to lenders, banks? Do I simply call? And how do I l know which loan would best fit my needs?

Hello, I've been helping my parents look for new property, since they want to move out, they currently live on a duplex and plan to move to a new place and use their current property as a rental, as I'm helping them look for houses, we found one that they're interested in. I talked with a real estate agent on Realtor.com and my parents will need to be prequalified in order to see the property. My mom told me that we should get a personal real estate agent in order to prevent having their credit score checked and lowered. Any advice on how to move forward with this?

I was looking for any good companies that have good property managers in the Los Angeles county? Is there an estimate to how much a property manager would cost to manage 3-4 properties? Thanks
