Good evening BP friends. I have a deal in Savannah that I'm trying make work but at least two contractors I got estimates from are coming back w/ at least double of my estimates to repair a SFH. One of them up to $80k to renovate a 3/1 (basic rehab). I've read the book How to estimate rehab cost (new edition) and my rough estimate comes to $30k. Any ideas on how to find investor friendly contractors? Any help appreciated.

@Dan Hertler So far I've had two contractors give me estimates of more than double of what I was expecting. I'm having two more see the house tomorrow. I'll keep you updated.

I'm a new real estate investor in FL eager to start investing with the BRRRR stragegy. I have $25k saved to do my first deal, good income, credit etc... I've secured funding for a $110k loan with a hard money lender. I'm looking for other markets outside of south florida to invest. Any ideas? Help is appreciated.

Good morning! I have a potential deal in Stuart FL SFH to BRRRR Purchase price of 145K with ARV of 230K after 30K rehab. Anyone familiar with the area? Potential rents are in the $1650 range per rentometer but there is not a lot of other renters in the area. Any recommendations for contractors in the area. Help much appreciated.

Hi I'm a new member to bigger pockets and I've recently started executing my plan to get my first rental property by the end of this year. I wanted to know if there is any way to get access to the MLS w/o having the real estate license. I've read that a real estate agent could give you access by means of a portal but since I'm not going to be buying until the end of the year I don't want to just tell a realtor to give me access for educational purposes. I would really like to start analyzing real deals and see what's out there in different markets around the country. Any help would be appreciated. Thank you.
