Hello BP community I have been trying to save some money up from working 2 jobs the last couple years and I finally feel like I am in a secure enough spot to try to get into either wholesaling or flipping. I work as an EMT in Alameda County and spend a lot of time driving around so I see a ton of distressed properties. Is it a good idea to start skip tracing or returning to an area on my day off and door knock or leave door hangers? I hope to connect with you guys soon either on here or in person events. Also where would I get an RPA and Assignment Contract addendum? Again, really looking forward to work with ya'll as this is a long term endeavor and I definitely look to partner up and bring repeat business to the ones I connect with.

Hello BP community! Specifically in East Oakland areas would you guys recommend a MTR to traveling nurses a good investment for someone looking to break into real estate investing or is it better to just focus on flips in the area due to the higher price points and lower (if any) rental income from buy and hold strategies? I am asking about that area since a 2 bedroom home could sell for about 460-550 decently remodeled and the higher priced 2 bedrooms on Furnished Finder rent at about $3,400 a month. Just want to see what you guys are thinking 😃

Hello BP community I am a new want to be investor out of Oakland CA ready to put my time in and break into RE investing by doing either flips or wholesaling but first... I would like to leave the world of renting and be an owner of my own home so that myself and my family are not renting. I do not qualify for an FHA loan as I do not have 2 years work history at my current job and do not have substantial income.I have great credit and don't have major debts under my name (except co signing on my cousins car 4 months ago). Working full time and part time to continue saving up money for now but as it is I am willing to be a homebuyer using one of the methods above, here in Oakland (I live in the Saint Elizabeth area) or anywhere else in the East Bay. Has anyone had luck using these methods? I am considering using Batchleads to look up owners with equity after driving for dollars in neighborhoods I would consider living in and using a contract off of Ryan Pineda's course to secure a deal and go from there. Good luck to you all and any help will be tremendous thank you!

If you're not going to be pulling permits why not try looking for a handyman in the area? Maybe you can select the materials and make it a little more cost effective that way? Good luck man!
