Hey Everyone, I met an investor who will probably be my mentor. I connected with this person via Instagram, we met once in person and I just recently asked her to basically be my mentor. Off course I offered value first. My offer to her was if she can help me get started by sharing her knowledge and experience with me in return I would help her as much as possible with her business. Also I would help her fund her next project with some of my savings. I'm supposed to meet her again in person after New year's and discuss things in detail. Im basically asking for advice on how to make the best out of the situation. I want to be like a Shadow project manager but idk what to expect or how to set terms that can really help me benefit the most. Has anyone here had a mentor? Any ideas or advice is appreciated. THANKS!

@Marc Winter I did learn a lot of what not to do next time. I have read a few books here and there and have learned a few things. That’s a great idea. I would definitely love to be a shadow project manager, I would learn so much. Thanks for the advice!

Hey everyone, So I was wondering if could get some advice from some one. I pulled the trigger back in fall of 2017 I completely fell in head first it was a hard recovery. It was a fix and flip and I failed to meet my goal. I realized I don’t know what the hell I am doing. So I’m going back to square one. Anyways I been going to meetups trying to find mentors and or other experienced partners and just feel like I have nothing to show no portfolio or anything impressive to convince them to work, teach or help me. I have no credit but I do have some capital. That’s the only thing I can pretty much bring to the table a this point in my career, but I just don’t want to go to someone and say hey I have some money you want to work with me. I feel like I might become a prey to shady investors. What I should do?

Hey everyone. So I bought my first property about more than a year ago. I decided to fix, flip and sell. Not knowing anything about flipping a house or real estate in general. I ended up completely failing to meet my goal. I had the wrong people helping me out and I just kept making all this stupid mistakes. Long story short somewhere along the end of the process after being so hard headed about selling the house, I realized I was going to take a huge lose. I’ve put so much money out of my of my own pockets into it. I decided it would make sense to move in the property due to certain circumstances in my life at the moment. I learned a few valuable lessons along they way and realized I have to take a few steps back and go back to square one. Also I realized I needed a partner that can help me finance and share the risk or a mentor. The problem is I don’t know anyone who is a savvy investor. Everyone in my circle works for a boss in a 9-5. and I really don’t have any valuable connections so I have been going to meet ups in my area. The problem is I feel like I really have nothing to show or talk about since I really have not done anything worth talking about. I sometimes over hear some of their convos and it’s mostly about all of there current deals and projects and success they’ve had with other experienced investors. What can I do for or how can I approach these more experienced investors to convince them to teach, help me or work with me? I have no credit to get a loan but I do have some capital to work with (money), but I think I shouldn’t mention that I feel like some might just try to take advantage knowing I’m not very experienced, but unfortunately at the same at this point in my career I feel like thats the only thing I can bring to table. Anyone has any advice or comments?
