Excellent post @Craig C.  I feel and share your pain.  I've resolved to shorten my 2000 hours to frustration by option to go the apprentice route. I think it helps to work with and participate in deals as an intern or apprentice to understand how to get over the first few deals. I'll be shameless and offer to intern for any seasoned professional on this post in the DMV area.

Hey DMV real estate investors,Does anyone want to take on an apprentice or know of any legit programs in the area? I'm smart, analytical and want to get involved in real estate investing learn on the job, share profits for deals I bring in while on your program etc.

Hi. I've identified a some properties that I'd like to make offers on.  I'm looking for an offer agreement or paper work to provide the seller should my offer be accepted or should they respond.  Any suggestions?
