I’m in the Houston, Tx area and have come up with a set of zip codes I would like to market to. If I use List Source, what are the search criteria’s I have to add, to get a good list for my direct marketing campaign? I’m trying to get some wholesale deals as well as buy and rehab? Any advise would be appreciated!

Hello, I have a question, how do I estimate the arv on a high end property that has been flooded here in Houston and it’s worth 860k? Is it the same rule as the 70%? Truth is I have never gotten a house at this price point, as I only focus on houses 150k and below. I don’t want to mess this one up. Any help and advise would be greatly appreciated!

Thank you for your response and help @Jonathan Halverson, @John Stoeber, @Chuck Stagliano, but the sellers wife refused to sell. So they are gonna keep the property!

Good Morning everyone. This is my first time posting a question. I am brand new to the wonderful world of flipping houses and wholesaling. My question is,

I have this lot, that is 1/2 an acre, the gentlemen owes $26,321 and is behind on payments $1,600, he is not asking for any money for himself he just wants me to take it off his hands so that his credit is clean and not affected. I found the location on the county appraisal district, but how do i package it for a wholesale investor? since i can't find any comps on the mls. I live in Houston and available to meet with anyone thats willing to share their knowledge and time.
