If it is a brand new tenant and the sewer clogs, how do you know that the tenant didn't clog it?

Hi Alisa,

Sorry to hear about your landscaping problem with your tenant. You need to document your communication with them on this issue. Save any e-mails that they sent you about the lawn in case you need to take court action on this issue.

You say "he said he would take care of it" and he didn't, but was it in the lease agreement? A verbal agreement will be hard to prove in court.

I hope it works out well.

Wow, not only has the tenant disappeared without a trace but also the member who made the original post has disappeared without a trace. There seems to be a pattern here!

Perhaps the folks who moderate these forums should contact the FBI. This could be the work of a serial killer!!!

Welcome to biggerpockets, can you tell us more about the property you are selling. What location? Listing price? Owner or tenant occupied? Any information you can give will help us to understand you better.

Just paint the dead grass green and forget about it. Isn't California in a drought? Are they forbidden from watering the lawn? It seems everyday all I see on the news is another brush fire in Cali.
