I have flipped over 300 homes and some I've lost and some I've won.  When I put all of them in a spreadsheet I average 23k per flip qith an average but to sell hold time of 3.2 months.  Hope that helps someone take a realistic view.

call the number on the bandit signs you see and typically they are wholesalers or other investors.  Explain that you're just getting into the business and a lot of times they will be will to give you advice or help get you started.

Denver is a really hot market and properties close are much easier to control.  My advice would be to focus locally.

I've been searching for the same thing and have found a few that will do it if your property appraises for above 100k

I own a property in NC with an estimated value of 55k.  I'm trying to find a lender that will allow me to take out a mortgage or loan against that property for 30k so I can invest in another property.  My credit union recently changed thier lending rules and no longer does cash out on rental properties.  Any advice on lenders that do loans this small would be greatly appreciated.

I put in offer in last week and the seller responded within 20 minutes with a counter offer only 900 less than thier asking price.  Thier asking price would be what the house would be worth after repairs.   I countered with a little better offer but still where I had some equity left and haven't heard back at all.

Thanks for the reply Ed but as the director of operations for a national company I'm often on the road.  In fact I'm leaving from charlotte again tomorrow for another 3 months.  I've tried to join a few groups but since I can't attend in a significant manor that hasn't worked for me......so far.  I definitely will focus on this when I'm able to be home for more appreciable amounts of time.
