Kevin, you have gotten some great responses already - one thing I would add is that it is important to really understand what your market is currently demanding. You've already mentioned holding costs being a potential issue. 

Lots of people in my market are flipping/BRRRRing, which is great, but it also means that there are a ton of rehabbed 2bed/2bath houses on the market at any given time. To reduce holding costs and allocate your rehab funds appropriately, make sure you know what buyers want that they can't easily get. This will cut down on competition and decrease your hold time. 

In my market a high-end rehab of a 2bed/2bath may sit for quite some time, but a decently rehabbed 4 bed (or 3 bed) will fly off the market at a great value. Knowing demand will really help you make a more informed decision and better predict hold times.

Hello Everyone, 

I am in the process of obtaining my RE license in DC. I have associated with a broker and will be ready to roll in June. I was hoping other experienced (or new) agents may offer some advice for getting started. Primarily, getting my first client (or two, or three). While I do live in DC, I moved here just three weeks before the Covid shutdown. As you can imagine, this severely impacted the opportunities to network around here. My social circle is not large and I will need to focus heavily on marketing and making connections while I'm working with my assigned mentor. Any advice, words of wisdom, tricks of the trade are greatly appreciated!
