cold calling is so daunting does one ever get used to it?

I almost had two different homes under contract then at the last moment they both simply vanished. I have been pondering what I may have done to spook them? If looked pretty good up until I attempted to schedule an appointment with them and now they are simply not answering phone calls, text or anything? Is this a normal start or am I making a big mess?

Thank you so much. I was a realtor 20 years ago and got out trying to salvage a marriage that wasnt salvageable. Been driving big rigs since 04 and now attempting to get on the investor side. I know I will get it done but it is so nerve wracking right now. I am so close to my first deal too. I am in the middle of negotiation with a seller and may have already found a buyer. As I said I am, at this point doing Lease option/ seller financing deals. I do appreciate all the good vibes from all of you.

Hi: New here as well as to real estate investing.  Very close yo my first deal (a lease option type deal) and very excited as well as very nervous.  How do you keep your sanity whike doing your first deal or just trying to get your first deal???
