I’ve paid 400-500 for single family homes that size as well. Seems to be an average rate

 Welcome to the site Ed. Tons of opportunity here in the Cleveland market. Just don't get caught up in the low low prices of certain neighborhoods. Some areas here in Cleveland are down right brutal. I wrote The Ultimate Guide to Grading Cleveland Neighborhoods so out of state folks don't end up making risky moves based on looking at our market with those out of state eyes. There is a reason some of our neighborhoods have homes selling for 5x more than similar homes in other neighborhoods. The Cleveland Ghetto has taken many out of state nest eggs. Go into it with eyes wide open.
