Hello I starting a new passion in life in real estate and I was told that starting tax lien properties is a great way to create cash flow. I wanted to know what would be the first step for going in this direction

Hello I am a active military member in the US Navy and wanting to get out and start doing Real Estate Investing. Do I need my Realtor license first? Do I use my own money? Can I get started with no money? I'm not sure where to even start so I'm looking for a mentor or any helpful tips in what direction to get things moving in.
