just a quick question. what is the fastest selling real estate you can invest in in colorado. i live in GJ co and i see that its more a renters market from what ive seen at least. i hear single family homes are like bread & butter, but ive also heard good things on multi family homes. id like to know your guys' input, i want a good first deal i can sit on and renovate for about a year then turn around and flip.

Thanks Eric! Truly insightful. I guess I don't know much of anything of the real estate business. So id like to learn the retail and sales side of it and then go into investing. I hear of a lot of agents making an easy 6 figures doing just real estate residential sales but I know the real money is in investing. I like the idea of being mentored but at the same time I'm worried that if you're not somehow tied into a bigger firm a potential client may be more hesitant to do business with you. What are your thoughts on that notion?

I'm About to finish my real estate course and am really curious as to which office to choose. Right now I have a an independent broker looking for me to join his outfit. But I also have a broker at Keller Williams trying to get me to join his office. The independent broker would offer me 80-20 split where as Keller would offer 70-30 split. The independent broker has never had any agents in his firm. I met him at the car lot where I sell cars at and told me that if I applied the same discipline and professionalism that I do in car sales in real estate that I would make a lot more money. What should I look for when choosing an office?

And is only about 1800 sq ft. Price per sq ft $142.88

3b/2b and 2 car garage 

The house is exactly 138 DOM and has the potential to go to short sale. 

What is a good way to make a good deal out of this house?

I'm in grand junction Colorado and found a beautiful 2b/3b house that's close to 2k in sq ft. The house definitely needs some attention but it looks like it could be a good deal if you invest just a little work. The carpets are pretty stained, the yard needs spruced up. The back yard needs cleaned and the inside needs some attention too. The listing price is about 256k I talked to my agent and told him that I would offer 247k for the deal. I want to eventually flip the house in about 3-4 years. I'm pre approved buyer going through fha. The owner is about to go to short sale. Is there any room for negotiation during a sale like this?

I'm 22 and hopefully on the verge of buying my first house. My approval is thru fha but I'm wondering what I have to do to quickly get in then out of fha loan. Can I re-fi within 8mnths or a year? And what are the best things to look for to buy a house under market value to secure equity?
