Which rent collection platforms would you guys recommend using? I am currently house hacking a single family home. I am renting out the spare bedrooms. I have been collecting rent through zelle and I haven't really had an issue with it. I am considering signing up with a platform that also provides tenant screening and storage of lease agreements. I have been keeping track of rent collection and expenses on excel spreadsheets, so I am looking for a way to make this process a little bit easier. Would appreciate any feedback! Thanks!

Thanks for the info! I was actually thinking of eventually turning the property into a short term rental but I wasn't aware that SWLV wasn't approved for them.

Investment Info:

Single-family residence other investment in Las Vegas.

Purchase price: $365,000

Currently House hacking. No positive cash flow yet but only paying about $300 out of pocket for a property I am living in.

What made you interested in investing in this type of deal?

Was eager to get a home/property. For me, this was the easiest way to get started

How did you find this deal and how did you negotiate it?

Found this deal through my realtor. It was listed for $375k, I got it for $365k.

How did you finance this deal?

Conventional loan with 3.5% DP

How did you add value to the deal?

I haven’t really added any forced appreciation to the property, but the properties in my area have definitely appreciated 20-28%.

What was the outcome?

So far I’m renting out the spare bedrooms, I’m not cashflowing but I am only paying around $300 out of pocket for a property I’m living in.

Lessons learned? Challenges?

I’ve learned that the only way to get things started is to actually go out and get things done. The only real challenge I’ve had with houshacking is sharing your space with other people.

Newbie investor here! Currently house hacking in SW Las Vegas for about a year now. Looking to invest in other properties in the Vegas area. I am still pretty new to Vegas so I was wondering what the best areas in Vegas are to invest in. I am interested in long term or short term rentals. Still not sure whether to BRRRR or buy a turnkey. Thanks for any info
