Thank you @Jake F., greatly appreciate the referrals.  Hi @Kasey Villareal, I am new at real estate investing, my "real" job is as a RN, Clinical Manager in Hospice. I am looking for guidance and mentoring as I learn REI. I currently live in the Edinburg area, and am looking to Owner Finance/ Lease option or straight out sell my house in order to look for an investment opportunity and begin the BRRRR process. Maybe too many R's. lol Obviously here in the Valley there are so many opportunities as we continue to see great growth.

I am open to any recommendations or advice.

quick update... the financial institution was kondur out of California,  the note price was not negotiable. So I'll see how it goes at auction.  Due in early May.

It's funny, it sounds even more insane when you make the numbers in the millions ... Lol, but proportional correct. Thanks for all the advice.  I have not spoken to the bank again, but 55k for this property as it is... is too high.

This is a national bank. I was doing some driving around  in my neighborhood a few months back and I saw this abandoned house.. It is a 3/2 about 1100 sqft, nice middle class neighborhood,  average house sales for about 90k.   It's a brick home, structurally it appear sound.    needs TLC. has been a vacant for about a year.  Here are the numbers i got from the bank.

Total Debt   62k

Note sale  55k 

Rehabbed value 95-100k (this may be a tad be high)

I'll call them today and find out if that note sale price is negotiable.

Hey folks, rookie in South Texas here.  Found a house in my neighborhood, it is to go to foreclosure auction May 2016. I was able to make contact with the bank that is holding the note. I was told that I could buy the note and that I would have to go thru with the auction date but I would be able to set the start bid.  If it sold, I would keep the difference of my purchase note price and the auction sale price... If it did not sell, i would then become the owner of such property...  I had never heard of this, can someone give me some advice?
