I have always had my license. Having your license in Kansas costs about 2,000 a year with franchise fees, MLS fees, lock box etc. I use my license to sell part time and usually make enough to cover the expense. Having your license brings additional issues to the table as once licensed you are deemed an educated professional. with that being said I like the speed of doing my own paperwork, utilizing the tools on MLS, and receiving commission on my purchases to off set closing costs. You have to study and test to keep your license, however this can be used to expand your knowledge of real estate and how it works on the agent level. Another nice thing is if I see a property I wish to look at I can schedule my appointment to show without having to call and wait on the agent to get back to you.

I would give them a 30 day. No utilities and damage are giant red flags, it is down hill from there.

Hi my name is Ed Moore I have been active in real estate for the last 10 years. I also hold a Kansas real estate license, however do not use it much for sales mostly to stay on top of the market. I manage and do the work on my properties which I really enjoy. Also I work as an automotive service manager. My goal currently is to pick up 4 properties a year. Single family and multi family is the focus, no commercial at this point. I found the site looking for information on foundation issues as we have just purchased a house with a little movement in the garage.  Would welcome joining an active network.
