snippet apparently they made a change to the bill from the version I was reading.

So I guess I will allay my own fears.  Sorry for the previous erroneous information.  the above wasn't from the "finalized" bill:

Here is how the bill reads now:


(5) Single-family owner-occupied residences, including a residence in which the owner-occupant rents or leases no more than two units or bedrooms, including, but not limited to, an accessory dwelling unit or a junior accessory dwelling unit.

(6) A duplex in which the owner occupied one of the units as the owner’s principal place of residence at the beginning of the tenancy, so long as the owner continues in occupancy.

I hope I am wrong but I keep reading that this law does not apply to SFHs. Here is the text from the bill, I do not see where SFH homes are exempted unless you live in them in some manner as the owner:

Any place you can direct me that would include SFHs as exempted I would love to see it and allay me fears.

I imagine the market is going to become a lot trickier/harder for anything larger than a duplex....unfortunately.

In addition, the process to get a problem fixed will generally take longer to be resolved when using the home warranty.  We had home warranties on our properties but stopped using them as the process was too long causing issues with the tenants, they would perform the cheapest repair and hope it fixed the problem and when it finally came to a big expenditure, they always had a way to get out of it and we had to cover the cost anyway.

I care.  I maybe exiting the rental market because of this.  I know for sure, that I will be raising the rates on all my rentals and putting them under new leases in the mean time.  Fortunately for us we are at market rates already. 

There was a provision in the bill that would exempt any landlord with less than 5 rentals.  It appears they took that out.  Which may explain why it isn't being discussed but I think more likely people just do not know. 

The arrogance of the politicians in California to do this AFTER the people voted rent control down as a proposition is mind boggling to me.
