Hello,

My tenants surprised me and announced they bought a house while they had 8 months left on their lease.  I moved very fast and got the house rented within 3 weeks.  However, I was not planning on having to do this this month and it was highly inconvenient for me as I had other plans for my month.  

Can I place it in the new contract that if someone does this same thing, they surrender their security deposit?   

May I keep some of the Security Deposit in this case as it was a royal pain to get this rented so fast?
