@Luke Moses  Thanks!  You know that seems to be the only thing that has been consistent in all my reading and listenings, which is just going out there and doing it and taking what you have learned and putting it to practice.  I am definitely afraid but much more motivated and confident after listening to all the podcasts and reading that i won't look like a complete idiot out there lol

Welcome Heather!  After listening to yesterdays webinar which was on working a full time job and investing at the same time. Planning on working at nights and weekends is a definite must to keep moving forward towards those goals of becoming successful. As a new investor myself, I am also looking to network with people in the Houston area and discuss deals or other useful information.

@Jeff Wallace Perfect! Yes i was looking at certain properties on MLS that said foreclosure on the listing and wasn't sure what i could do before they went to auction this next month. Thanks!

I should have asked the below

Can you get a foreclosure property without going through auction? Make an offer to the bank? or in this case contact the realtor and put in an offer since it's on MLS? In pre foreclosure there is still time to speak to the seller and negotiate, correct? but once it's in foreclosure is there anything that can be done other than waiting to go to auction to get it before?

I'm a new investor from/in Houston, TX. I have been reading books, listening to podcasts, attended seminars and I believe i'm ready to start putting all the information to work.  I'm would like to learn more about wholesaling but my major focus would be fixing & flipping properties. I look forward to much success. I'm so glad I found BiggerPockets (i listen to podcasts all day at work lol)

I'm a new Investor in Houston, TX looking for my first property to rehab & flip.  I'm looking at all these foreclosures but I'm questioning the timing.  If the properties are going to be auctioned on the first Tuesday of next month and it takes minimum of 15 days to close with Hard Money in some cases from what i hear is there anything else that can be done to acquire that property? Any advise/input would help.
