I love WA state mainly the areas closer to the Canadian border (I love the Cascades) 

We have rental properties in Kelowna and Victoria but the prices here are nuts. (I.e. the 1% or 2% rule never apply here ... our reality is closer to 1/2% up to 3/4% rule if you’re lucky)

Having said that appreciation is very good so I am considering selling one property in the near future and buy two across the border (i.e Indiana or Arizona) which will likely to cash flow better in comparison with one here.

The stock market has a 3 year cycle so it corrects itself  every 4th and that’s how people make millions . (Most sell when it goes down but fastlaners buy)

The real estate only crashed (truly) once in the last 100 years in USA (Canada was immune during the 2007-2009 crisis due to its stronger and more regulatory banking system)  but future tellers from hell keep predicting the next crash.....

Follow market and economic fundamentals and carry on. 

Remember .... “crashes” or actually real estate slump isn’t  always a bad thing for the wicked

I am currently researching to potentially invest into storage rentals in Canada.

Have you had a personal  experience in this market ? What kind of metrics or economic fundamentals should I consider?

Do you know specific books or other references that would support my research?

@Jami Kloet ..... That’s indeed another wrench into it !

I haven’t heard about how CMHC rules intertwine with the pot regulation..... another item to our due diligence todo list. I do know banks won’t provide mortgages for properties that are tagged as grow ups even if they were properly remediated. A friend of mine was trying to buy a beautiful house that used to be a grow up (considerably below market value) but they couldn’t get a mortgage .... and it was remediated but the record stays on for 10 years.

It is not impossible but harder for sure.

It comes down to the economic fundamentals and if the deal is good enough to take the risk. 

 I prefer to focus in areas I know well and I am close by. (Few hours drive max) 

Away from home you  need a good PM to handle rentals and maintenance calls then you will be able to sleep at night.
